Commercial property finance: common questions
Can I buy commercial property with low-doc finance?
Some non-bank lenders offer low-doc commercial loans, usually with a larger deposit and a higher rate than a full-doc bank loan.
How much deposit do I need?
It depends on the property and the lender. Many commercial loans need 20% to 35% or more. Other property can sometimes be used as extra security.
Can I refinance before the term ends?
Often, yes, though some loans have break costs. Your broker will check the costs of leaving your current loan.
Do you arrange development finance?
Yes. Development, construction and residual stock loans are assessed on the project, the builder and the exit, so expect more detail up front.
